All rates include freshly ironed linen and soft towels as well as access to the DVD library and there is broadband access (excluding music, video and smilar download). Guests may also pick from the garden as crops and eggs are available. There is a 2-night minimum and long weekends attract a 3-night minimum at the weekend rate.

Peak season rate: During the December and January peak holiday period a flat rate of $325 per night applies for groups of up to 5 adults or a group of 6 including children.

Self-catering nightly rate: Includes plunger coffee, a selection of teas, and basics such as salt and pepper shakers and detergents. Complimentary chocolates and fresh flowers are provided and eggs as available can be collected.

"Indulgence" nightly rate: includes a delicious breakfast basket, the weekend paper delivered and your choice of a plate of home-made fresh chocolate profiteroles or berry muffins.

"Last minute " weekends @ 15% off the nightly rate - look at calendar of bookings taken and if there is a weekend available in the next 14 days, phone or email to arrange a discounted booking.

A family package is offered for weekly stays in the Christmas school holidays. At other times the rates for children are relatively low and that for teenage children for is substantially reduced for school holiday bookings, as shown in the table. There is no charge for infants under 2 years not using a bed. A portable cot, high chair and baby bath are available without charge (infant linen/ blankets not supplied).

Bookings are confirmed when a deposit of 50% of the tariff is received by credit card (visa/mastercard), direct bank deposit or cash. Credit card payments will attract a 2% extra payment from January 1, 2011. Cheques are accepted for deposits only when there is time for the cheque to clear before arrival. If there is a need to cancel, an alternative time will try to be arranged. Cancellation attracts a AU $100 fee. The remainder of the booking charge is refundable except when the cancellation is made within 28 days of the arrival date.

A hair dryer, iron, ironing board, soaps, crockery, cooking utensils and detergents are supplied. Laundry facilities may be used for stays of more than 2 days or in an emergency and there is a first aid kit in the laundry.

There is a $50 cleaning fee that is waived when cleaning staff are not required to wash guests' dishes or take rubbish to the bins at the front gate. There is a $30 charge for dogs which is waived for guests that clean up after their friend and a pooper-scooper is supplied. Wear and tear of the fixtures and fittings is expected but damage will be charged to guests for the cost of repair or replacement.

Gift certificates can be obtained if you want to give the gift of a holiday. Celebration cakes (eg birthday etc) can also be ordered and picked up in advance by your host from the local bakeries if required. There is no charge for this.

Check-in is from 3 pm and check-out by 11 am.
